Who it suits
Digital nomads, first-time arrivals, and anyone who wants an English-friendly soft landing with everything walkable.
The feel
Busy and social, day and night — a big Korean community, gyms and yoga studios, a new café on every corner. The trade-off is noise from traffic, construction and the occasional late-night karaoke; one block back from the main strip is noticeably calmer.
Prices & value
Among the priciest areas for foreigners, and the gap is real: a one-bedroom advertised at 14–19 million ₫ on English sites can be 7–9 million ₫ locally. Always compare a few before you commit.
Getting around
Walkable to the beach and most of the nightlife; about five minutes by motorbike to the city centre across the Han river.

Asked all the time
The core blocks are lively until late — bars, karaoke and traffic. One or two streets back it calms down a lot; ask about the immediate neighbours before you sign.
Around 7–9 million ₫ on Vietnamese platforms and 14–19 million ₫ on English-language sites for similar stock — the gap is your negotiating room.
Yes — it's the most walkable quarter in the city: beach, food, gyms and coworking all sit within a few blocks. You'll still want Grab for the centre.
More than elsewhere: the quarter runs on newcomers, so 1–3 month deals exist, especially off-season — at a higher monthly rate.
