Quiet streets, houses with gardens

Inland and south of the river from the centre. Hòa Xuân, its newest quarter, is a grid of wide streets and new-build houses — the part of Da Nang where people rent a house with a garden instead of a flat, for a fraction of what the same thing costs near the beach.

Da Nang abolished its district tier on 1 July 2025, so this name is now an area people use rather than an administrative one. Your lease and your residence registration will name the new ward instead — worth checking the paperwork matches the address.

Who it suits

Families who want a house with a garden rather than a flat, and anyone who would rather spend the difference on space than on a five-minute walk to the sea.

The feel

Quiet streets and a clean, secure feel, laid out on a newer grid than the old city. Residential rather than lively: this is where Da Nang lives, not where it goes out.

Prices & value

The cheapest area on our board by a wide margin. A one-bedroom runs about 4–5 million ₫ against three to four times that in the beach quarters, and a three-bedroom-plus house is around 23 million ₫ — the sort of place that would be double near the sand.

Getting around

A motorbike is not optional here. The centre is over the river, the beach is a longer ride than from anywhere on the coast, and the payoff for that distance is the rent.

Why is Cam Le so much cheaper?

Distance. It is inland, across the river from the centre, and nowhere near the sea — which is exactly what people are paying for on the coast. On our board a one-bedroom here is around a quarter of a beach-quarter one.

Can I live in Cam Le without a motorbike?

Not comfortably. The quarter is built for driving: wide roads, longer blocks, and everything you might walk to in An Thuong is a ride away.

Is it a good area for families?

It is the area families pick. Houses with gardens, quiet streets, and several international schools on this side of the river.
